Everything you need to lease with us.

Income

Unless otherwise required by applicable law, applicants must have a minimum combined gross income of 2x (two times) the monthly rent.

Credit

A minimum credit score of 580 and a favorable credit history are required for approval on a conditional basis. Bankruptcies or previous landlord debt may be grounds for an immediate and unconditional denial.

Leasing History

No previous evictions or landlord debt.

Criminal Screening

Certain felony convictions may generate an automatic denial.

How to Qualify

As an applicant, you must have:

  • A household gross income of 2 x (two times) the monthly rent

  • A favorable credit history

  • No open bankruptcies

  • No previous evictions or landlord rent

  • No felony convictions

 

Documents to Apply

You'll need to provide:

  • Valid government-issued photo identification

  • Social Security number or card

  • Proof of income


Deposit and Move-in Charges

We will need:

  • Application fees

  • Security deposit of at least one month’s rent

  • Pro-rated rent, depending on when your lease starts

  • Lifestyle standard service fees and optional upgrade to Lifestyle+

Application Fee

The non-refundable application fee is $50 per person.  

Security Deposit 

A security deposit of at least one month’s rent to one month’s rent (may vary in accordance with your screening results*) will be due within two business days of receiving application approval from Belterra at Tres Lagos. 

The security deposit allows us to hold the home for you until move-in and may be returned (in whole or in part) at move-out.

*There are three (3) screening results: approval, approval with extra deposit, or denial. If your screening result is an approval with extra deposit, an additional amount will be due at least two (2) business days prior to your lease start date. Rhodes Living will confirm this amount with you during your application results phase. 

Pet Fees

We love pets at Rhodes Living! If you have a pet, you will have recurring monthly fees. Further details are provided below.

  • Up to three (3) pets are welcome with an initial $300 fee per pet. 

  • There is a $25 additional monthly pet rent for each pet as permitted by applicable law. 

  • Pet fees and pet rent will be charged for dogs and cats only. 

  • Service and assistance animals are exempt from any pet fees and rent with proper documentation.


Lifestyle

In addition to your monthly rent, we require a subscription to Lifestyle which is a small additional fee per month. Lifestyle provides Smart Home technology, pest control, community security, lawn care and landscaping for your front and back yard, lawn pet clean-up, air filter changes, lawn irrigation, sewer, trash management, general and emergency home maintenance, and all your HOA fees. This all comes standard for a small monthly fee. 

Lifestyle+

Optional upgrade. Lifestyle+ gives Rhodes Living residents access to exclusive Tres Lagos homeowner amenities such as the multimillion-dollar Community Center which includes a resort-style swimming pool, covered pool decks, indoor fitness center, clubhouse with kitchen and more. All this is available for an additional small monthly fee.
